Residential work is the backbone of what we do. Five of our ten featured projects are private homes, ranging from a 1,000 square foot Flatiron apartment through to an 8,000 square foot custom residence in Brooklyn.
The work covers full gut renovations, apartment combinations where two or three units become one, and interior finishes packages on custom homes. Herringbone hardwood, custom millwork, marble and stone, architectural panelling, bespoke storage and finish carpentry are the constants.
In New York the building matters as much as the apartment. Alteration agreements, board approvals, protection requirements, freight access and permitted working hours all shape the programme, and we plan for them before demolition rather than discovering them halfway through.

+Pricing depends on scope, finish level and building requirements rather than square footage alone. After a site visit we produce a pre-construction budget priced from actual trade input, not a square foot estimate, so the number you get is one you can plan against.
How long does an apartment renovation take in Manhattan?
+A full gut of a typical two bedroom usually runs three to five months on site, plus board approval and permitting beforehand. Combinations and larger residences run longer. Building access hours and freight elevator availability affect the programme as much as the construction does.
Do I need board approval to renovate my co-op or condo?
+Almost always. Most New York buildings require an alteration agreement, architect drawings, insurance certificates and board sign off before work starts. We plan that into the schedule from day one rather than treating it as a delay.
