Gut Renovations
Demolition to final finish: layout, structure, MEP upgrades and premium interior work.
A gut renovation is the most disruptive thing you can do to a home and the most rewarding when it is run properly. We strip the apartment back, resolve the layout, upgrade the electrical and plumbing, and rebuild to the finish standard the space deserves.
Our gut work spans 1,000 square foot Flatiron apartments through to 4,600 square foot Tribeca combinations. The constants are herringbone hardwood, custom millwork, stone and tile detailing, and finish carpentry that holds up to close inspection.
Because the walls are already open, a gut is the only sensible moment to bring services up to current standard. Doing it later costs several times more and means opening finished work.
Common questions
What people ask most about this service in New York.
What is a gut renovation?
+A gut renovation strips an apartment back to its structural shell, removing finishes, partitions and usually the electrical and plumbing, then rebuilds the layout and services from scratch. It is the only practical moment to change the plan or upgrade services.
Is a gut renovation worth it compared to a partial remodel?
+If the layout does not work, or the electrical and plumbing are original, a gut is usually better value. Opening finished walls later to reach services costs several times more than doing it while they are already open.
Can I live in the apartment during a gut renovation?
+No. A gut involves demolition, dust, no water and no power to the unit for extended periods. Most New York buildings also prohibit occupancy during work of this scale.
